Sapanca Villa Rental

Sapanca is the exception on this list: no coastline, no summer season in the usual sense. It sits around a freshwater lake between forested hills, about 90 minutes from Istanbul, and its villa market is built almost entirely around short winter and shoulder-season stays. Properties typically have indoor heated pools, fireplaces and glazed terraces facing the trees. Demand peaks when the coast is closed — November through March, and again for autumn colour in October.

Kırkpınar

The main villa district on the lake's southern shore, wooded and quiet, with restaurants along the lakeside road.

Maşukiye

Higher up towards Kartepe, among plane trees and trout restaurants. Cooler, greener, and the closest to the ski slopes.

Lakeside

Flat plots with direct lake views and easy access to walking paths around the water.

When to go

Year-round, with an inverted pattern: autumn and winter are peak. October brings colour, December to February brings snow on Kartepe, and spring is green and wet. Summer is pleasant but the lake is not a swimming destination for most guests.

Getting there

Istanbul Sabiha Gökçen (SAW) is about 1 hour 15 minutes; Istanbul Airport (IST) around 2 hours. High-speed rail to Sapanca station is an option from Istanbul, though a car is needed for the villas themselves.

Local tips

Kartepe ski centre is 30 minutes away and runs from December to March.
Book well ahead for New Year and school holidays — this is when Sapanca fills.
Indoor pools are usually heated on request with a day's notice; confirm when booking.
Fog is common around the lake in winter mornings and clears by midday.
